When you may not need a full insulation replacement
The affected area is limited
If evidence is confined to a small accessible area and the surrounding insulation is otherwise in good condition, localized cleanup may be a reasonable option.
The insulation is still performing well
Older insulation is not automatically bad insulation. Its condition, depth, contamination and damage matter more than age alone.
The source of the activity has been addressed
Cleaning makes more sense after the home has been proofed and the active rodent problem is being resolved. Otherwise, the same area can become contaminated again.
When removal and replacement may make more sense
Contamination is spread throughout the attic
If droppings, urine staining, nesting debris or carcasses are distributed through large areas of insulation, removing affected material may allow a more complete cleanup.
Insulation is badly damaged or compressed
Rodent travel, nesting and previous work can leave insulation uneven or damaged. Replacement may make sense when the existing material no longer provides the coverage you want.
Odor remains tied to the insulation
Sanitizing and deodorizing can help, but heavily affected porous material may continue to hold odor. In those cases, removal may be part of the restoration plan.
You are already planning an insulation upgrade
If contaminated insulation needs to be removed, it can be an opportunity to install new insulation after the attic is cleaned, proofed and ready for restoration.
The order of work matters
Proof the home first
If rats still have an active route into the attic, installing new insulation before addressing access can put the new material at risk.
Trap and monitor activity
Rodents that were already inside before proofing may still need to be trapped. Follow-up helps confirm the activity is resolving.
Clean, sanitize and restore
Once the plan for access and trapping is in place, affected material can be removed as needed, the attic can be cleaned and sanitized, and new insulation can be installed according to the approved scope.
